Seal Coating
We can reseal your existing asphalt and make your old driveway look new.
This protects your asphalt and maintains your surfaces against harsh weather.
Benefits of Sealcoating
Protection from the elements: Sealcoating provides a protective layer that helps to prevent damage from rain, snow, and UV rays.
Prevents cracks and potholes: Sealcoating can help to fill in small cracks and prevent them from turning into larger ones. This can also help to prevent potholes from forming.
Extends the lifespan of the driveway: Sealcoating can help to extend the life of the driveway by preventing damage and reducing the need for expensive repairs.
Enhances appearance: Sealcoating can help to give your driveway or parking lot a fresh, clean look, enhancing the overall appearance of your property.
Easier to clean: A sealed driveway is easier to clean and maintain than an unsealed one, as dirt and debris are less likely to stick to the surface.
Saves money: Regular sealcoating can help to prevent the need for costly repairs and replacement of the driveway, saving you money in the long run.
Increases property value: A well-maintained driveway can increase the value of your property, making it more attractive to potential buyers or tenants.
Here are some steps to properly sealcoat a driveway
Clean the driveway: Remove any debris, dirt, oil stains, or other contaminants from the driveway. You can use a pressure washer or a scrub brush and detergent to clean the surface thoroughly. Allow the driveway to dry completely.
Repair cracks: Fill any cracks or potholes with asphalt filler or patching material, and allow it to dry according to the manufacturer’s instructions.
Trim the edges: Use an edger or trimmer to cut away any grass or weeds that are growing along the edges of the driveway.
Apply a primer: If your driveway is new or has never been sealed before, it may be necessary to apply a primer before the sealcoat. The primer will help the sealcoat adhere to the surface properly.
Apply the sealcoat: Apply the sealcoat evenly to the surface of the driveway, using a squeegee or sprayer. Start at the top of the driveway and work your way down to the bottom. Be sure to overlap each pass slightly to ensure even coverage. Allow the sealcoat to dry according to the manufacturer’s instructions before applying a second coat if necessary.
Allow to cure: After applying the final coat of sealcoat, allow the driveway to cure for at least 24 hours before driving or parking on it.
It’s important to note that sealcoating should only be done when the temperature is between 50 and 90 degrees Fahrenheit and when there is no chance of rain for at least 24 hours. Also, it’s recommended to sealcoat your driveway every two to three years to keep it in good condition.
